Precisely what we do, step by step.

Little brown bats (Myotis lucifugus) and Yuma bats are the two species most commonly found in Metro Vancouver attics. Both are protected under BC's Wildlife Act — it is illegal to kill, harm, or exclude them during maternity season (typically May through mid-August). A company that tells you otherwise is putting you at legal risk.

Our bat process starts with species confirmation and a roost assessment. We identify every potential entry — bats can squeeze through gaps as small as 10mm — and plan exclusion for the legal window, late August through October (before winter roosting), or in early spring. We use one-way valves that let bats leave but prevent re-entry, then seal every gap with hardware cloth and bat-safe materials.

Guano cleanup and attic decontamination is included where contamination is present. Histoplasmosis risk is real — we use PPE and follow IPMR-BC decontamination standards. You get a full report documenting species, entry points, sealing, and decon work.

Isn't it illegal to remove bats?

Killing or harming bats is illegal in BC year-round. Excluding them (preventing re-entry through a sealed roost) is legal only outside maternity season — typically late August to early October or early spring. We never exclude during maternity season and we never use lethal methods. Our process is 100% compliant with the BC Wildlife Act.

Do I need the guano cleaned up?

If guano has accumulated for more than a season, yes. Dried bat guano can carry Histoplasma capsulatum spores — the cause of histoplasmosis, a lung infection. We use professional PPE, HEPA vacuums, and enzyme treatment. If you're planning to insulate, renovate, or sell, this is non-negotiable.

Can bats come back once sealed?

Not to sealed points. Bats exhibit strong site fidelity, so we do encounter them testing the roof after exclusion — this is why we use galvanized hardware cloth and bat-rated sealants. Our single-point warranty covers each sealed entry for 12 months. A full-home exclusion (our flagship service) covers the entire roof line for 3 years.
