About this service

Precisely what we do, step by step.

Raccoons are the most common urban wildlife problem in Metro Vancouver. They enter homes through soffit gaps, roof returns, uncapped chimneys, and plumbing stacks — almost always looking for a den site for their kits in spring.

The wrong approach is setting a cage trap and removing one animal. That often leaves dependent young to starve in your attic (a bigger problem than a live raccoon), and the family will usually find another way back in. The right approach, every time, is exclusion with timing awareness.

We inspect to confirm species and dependents, install one-way doors when safe, wait for the mother to move her young to a secondary den site (1-3 days on average), verify everyone's out, then permanently seal the entry point. Our single-point warranty covers that seal for 12 months. Our premium full-home exclusion upgrade warranties every entry point for 3 years.

How to tell

Signs it’s time to call.

  • Heavy thumping or scratching in the attic or soffit, especially at dawn and dusk.
  • Vocalizations (chirps, whimpers) inside walls or ceiling — usually kits.
  • Torn soffit, shingle damage, or a visible opening in the roof line.
  • Tracks, droppings, or oily smudges around potential entry points.
  • You've actually seen a raccoon entering your roof.
Common questions

Everything else you might be wondering.

Why can't you just trap and remove it?

+
Two reasons. First, in BC and most of Canada, trapping and relocating urban wildlife is heavily regulated and often inhumane — raccoons dropped in unfamiliar territory usually die. Second, if there are kits in the den, removing the mother leaves them to starve. One-way door exclusion solves both issues.

How long does the whole process take?

+
Most raccoon exclusions complete in 3-7 days. First visit for inspection and door installation, monitoring period for the family to leave, final visit for sealing and cleanup. Emergency situations (injured animal, immediate threat) are handled faster.

What about the mess and damage?

+
Droppings, urine, damaged insulation, and chewed wiring are all common. We assess damage and can either handle attic restoration in-house or coordinate with insulation contractors as needed. Cost varies with severity.
